Planning Feasibility Study

A planning feasibility study assesses the practicality and potential success of a proposed project, primarily focusing on whether it aligns with planning regulations and is likely to gain planning permission. It involves evaluating the project’s viability against national and local planning policies, site history, and planning precedents. Essentially, it’s a preliminary assessment to determine if a project is worth pursuing from a planning perspective. 

Key Aspects of a Planning Feasibility Study includes,

Policy Compliance: The study examines how the project aligns with relevant national and local planning policies, including zoning regulations and building codes. 

Site Analysis: It assesses the specific characteristics of the site, including its location, size, and any existing structures or features. 

Planning History: The study reviews the planning history of the site, including any previous applications, approvals, or rejections. 

Planning Precedents: It analyses similar projects in the area to understand how they were treated by planning authorities. 

Potential Obstacles: The study identifies potential planning-related challenges and risks that might hinder the project. 

Recommendations: Based on the findings, the study provides recommendations on how to address potential issues and increase the likelihood of gaining planning permission.

Development Approval Applications

Development Applications (DAs), are formal requests for permission to undertake development projects, ensuring that new constructions, building renovations, or other changes to a property comply with local planning regulations and building codes.
Under the Planning Act 2016 (Qld), “development” generally refers to any action that involves reconfiguring a lot, making a material change of use, carrying out building work, operational work, or plumbing and drainage work. It’s a broad term that encompasses various activities related to land and its use, requiring assessment under the Act. 

Reconfiguring a lot: This includes subdividing land, merging lots, or changing lot boundaries.

Material change of use: This involves changing the way land or buildings are used, or intensifying an existing use. For example, converting a house into a retail store or building a new shopping centre.

Building work: This includes constructing new buildings (like houses or garages) or extending existing structures.

Operational work: This involves making changes to the land itself, such as earthworks, vegetation clearing, or building a pontoon.

Plumbing and drainage work: This refers to installing plumbing and drainage systems for domestic use.
